4 Ways to Improve Curb Appeal for under $100

When selling your home, the best way to get the premium price is to follow these 4 ways to improve your home's curb appeal.

1. Front door. Make sure the door is crisp and clean. A little paint or stain will go a long way! (Sample color size does the trick and is cheaper.) If the door doesn't open properly, make adjustments (FREE!) If the key doesn't open the door, potential buyers cannot get in. Use WD40 (under $3) in key hole or replace with a new key (less than $2). The first impression is the door. Functionality matters just as much as beauty.

2. Debris. Sellers have been taught to de-clutter inside but the outside is just as important. The last thing that a buyer wants to look at is your trash. Remove all broken or dilapidated patio furniture. Pick up the remainder of the toy that Fido just destroyed.

3. Trim.  Just the thought of yard work will send buyers running for the hills. Trim all sidewalks of overgrown shrubbery. If the crape myrtle is hanging to low, cut it. Keep in mind to keep clear 7' high for trees that hang over walkways. This will also allow a clear view to the home which is what you are trying to sell. Again free, just a little sweat!

4. Add Color. Splashes of color will make your home stand out online. Adding flowers ($50) will give your home the extra pop of color that is needed to catch a buyer's eye.
